When an aircraft receives a certified appraisal both the aircraft and the aircraft logs are closely scrutinized to gather information on damage history, maintenance entries, modifications, AD compliance, etc.
All aircraft should have up to date verifiable maintenance records.  Records that are in poor condition or log entries have been made incorrectly decrease the value of the aircraft.

Any damage that has occurred to the aircraft should also be listed with in the maintenance logs.  
The logs can be verified by checking the FAA and NTSB records.
